What’s the required down payment?
5 to 10% down depending on credit
What are my monthly costs if I purchase one of your new homes?
$550 lot rent which includes water, sewer, trash
$500 - 800 monthly home payment depending price (if financed)
$200 approximately for gas + electric (on average)
Are the front decks included in the asking price?
Yes. When you purchase the home you get the deck.
Do you offer lawn mowing service?
Yes, it’s $25 per service which includes mowing and weed whipping.
Why is the yard made up of dirt?
We are currently planting grass.
Is home price negotiable? Is there a discount if I pay cash for the home?
We have the homes listed for as low as we can go at the moment. We want to give you our best deal and sell off our inventory.
Do washer / dryer appliances come with the home?
They are not included in the current asking price, but we can install your selected appliances and roll it into the financing.
Is there central air conditioning in these homes?
Central AC is included and installed in each home.
Where is the property management office onsite?
The current office is located in lot i. It’s a temporary moving office. The office is moving to lot 53 October 1st.
Is there property management staff onsite?
Meagan is onsite once a week. Chris is onsite 4 days a week. We rely on our onsite manager Joanie the rest of the time.
Is this a trailer park?
Actually, we’re a modern manufactured home community. The term ‘trailer park’ can bring up outdated ideas. Our community is far from that. We’re undergoing a total rehab, adding new homes with modern features, and improving the look of the neighborhood. These homes are built to today’s high standards, with full-size kitchens, master suites, and energy-efficient designs.
Plus, our focus is on creating a safe, welcoming environment for all residents. Think of it as affordable, quality living with a strong sense of community – a place people are proud to call home.
What happened to Shady Oak?
Shady Oak was sold to us in 2023. We renamed it and started cleaning things up.
Who owns the community now?
A family based in Chicago. One of the brothers operates the community. Our property management office is in Kalamazoo, Michigan. We own three of these communities total. We are a smaller operation that is focused on resident satisfaction.
