Dune Creek Background

Dune Creek is owned by a family based in the Chicago area. Day-to-day operations are managed by Olympia Community Management (OCM), a property management company based in Kalamazoo, MI.

Staffing Update

Tabithe has joined the OCM team as Assistant Community Manager. Tabithe will hold weekly evening office hours (day and time to be announced soon). Her responsibilities will include resident support and customer service, conflict resolution, property condition, site walks, site violations, admin support, vendor coordination, work order initiation, and new home support.

Joanie's home will continue to serve as the front facing office for deliveries, vendors, and resident drop-ins.

Meagan will continue to handle the property management tasks and all coordination that can be handled remotely. She will continue to run the central office.

Property Management Office Hours (Monday 4/27)

Chris, Meagan, and Tabithe will all be in the management office Monday 4/27 4-6pm if you would like to come meet with them in person to say hi, voice feedback, or ask questions. Not this Monday but the following Monday. The management office is Lot 53 at the back of the community very Southeast end. Check the map in front of the community if you’d like a visual. If you need anything before then please call or text 269-235-9015.

Mowing and Trimming

Mowing season is here! All homesites must be mowed and trimmed regularly throughout the season.

Need help keeping up? We offer a mow and trim service for $25 per visit. We only come out when it needs it. Call or text the office to get on the list: 269-235-9015

Please note: if your grass exceeds 5 inches and you are not on our mow list, we will enter your homesite to perform a forced mow and bill your tenant ledger $25.

2026 Planned Projects

  • Roads - We'll be patching the road near the mailbox area, and connecting the road in back. The dead end currently at Lot 42 will connect to the Southeast side where theres currently a dirt road and a sand pile.

  • Trees - No additional tree work is planned on our end. NIPSCO will be completing some tree trimming near the power lines.

  • Seeding - We'll be running another grass seeding program this fall.

  • Grounds Cleanup - Burn piles and debris piles in the back of the community will be cleared out. Continued misc cleanup throughout the community.

  • Street Lights - Three new street lights are planned: one in front of Lot 2, and two on the southeast side near the current dead end.

  • Common Area - The oak grove near the shop will remain a community common area. No homes will be placed there. We have future plans to develop it into a park as budget allows.

  • Pest Control - We are running a groundhog and mole trapping program this spring and summer. You may see traps placed around the community — please do not disturb or move them.

  • New Homes - No additional new homes are currently scheduled this year beyond the 5 that recently arrived.
